Why Programming is the Heart of Atlanta’s New “Third Spaces”
As a marketing strategist, I am always looking for the “why” behind a successful brand. Today, I found a compelling answer in the heart of South Downtown (SoDo).

I spent my morning at Terminus Hub for the first time, attending Slow Mornings—a weekly coworking experience hosted by the intentional and visionary team at Mason Mogul Consulting. While I went for the coffee and the change of scenery, I walked away with a profound reminder of what it actually takes to build a community in 2026.
We’ve all heard the term “coworking,” but let’s be honest: anyone can rent you a desk and a chair. What Mason Mogul Consulting is building at Terminus Hub is something much deeper.
Since their official launch in January—and the introduction of Slow Mornings in April—they have focused on holistic hospitality. They aren’t just managing square footage; they are caring for the whole person.
I took a tour of the entire space, and the intentionality is evident in every corner:
- The Creative Edge: High-end podcast studios and sleek conference rooms for deep work.
- The Wellness Layer: Dedicated rooms for upcoming Pilates and yoga classes.
- The Connection Layer: Open areas designed specifically for cross-pollination between entrepreneurs and business leaders.

As I sat there, accompanied by laid-back music and great conversation, the strategic importance of their programming became clear. Programming is the “software” that makes the physical space (the hardware) valuable.
By curating daily incentives—from wellness classes to networking sessions—the team is doing three critical things:
- Driving Retention: They are creating a rhythm that makes members feel like they belong, not just like they’re “stopping by.”
- Attracting Key Demographics: They are speaking directly to the creative and entrepreneurial classes who want their “office away from home” to support their lifestyle, not just their laptop.
- Human-Centric Service: They are prioritizing customer service that acknowledges the person behind the business.

One of the highlights of the morning wasn’t actually inside the building. After our work session, several of us took a “field trip” on the new MARTA Rapid Transit line, riding from SoDo to Terminal South and back.
As we glided through the city, it felt like a perfect metaphor for what’s happening in Atlanta right now. We are seeing a convergence of infrastructure and innovation. Being in South Downtown—watching the creative space “uploading” in real-time—is an energizing experience.

Why do I make it a point to get out of my own space and explore these environments? Because at Deeg Consulting, I believe that to be a “trusted strategic partner” for my clients, I have to be a student of the world.
Getting out of my bubble allows me to:
- Listen to the challenges and wins of new entrepreneurs.
- Watch how successful communities are built from the ground up.
- Learn how to better serve my clients by understanding the evolving landscape of our city.
It isn’t just about the work; it’s about making ourselves better so we can provide better results. If you are looking for an intimate, creative, and professional setting that values you as a whole person, I highly recommend checking out 170 Mitchell Street on a Monday morning.
South Downtown is officially open for business—and the energy is infectious.
Check it out, every Monday from 11 am to 3 pm, incredible (it’s going to be very busy from June 15th to July 15th because of that little event coming to downtown).
